The Reef offers 2, 4, and 5-bedroom student apartments and townhomes near FGCU, each with a private bathroom in every bedroom, so the right fit really comes down to how many roommates you want and how much space you're looking for.

2-Bedroom Apartment

864 sq ft, 2 bathrooms. A well-balanced layout for two roommates who each want their own private bath and open common space.

4-Bedroom Apartment

1,404 sq ft, 4 bathrooms. Spacious interiors built for roommate groups who want privacy plus room to gather.

5-Bedroom Townhome

2,055–2,165 sq ft, 5 or 5.5 bathrooms. Multi-level townhome living with the most separation between bedrooms.

Individual (By-the-Bed) Leasing

The Reef uses individual leasing, meaning each resident signs their own lease for their private bedroom rather than one joint lease for the whole unit.

The number on a floor plan listing is only the base rent. Your total monthly cost depends on what's bundled in versus billed separately, and that's what actually determines whether one community is more affordable than another.

Always Compare Total Cost

A lower base rent without Wi-Fi, parking, or furniture included can end up costing more per month than a higher, more inclusive rate. Ask any community for the full monthly total, not just the floor plan price, before you compare options.

Chapter 4

How to Qualify

The Reef offers several ways to qualify for an apartment, so students at different stages, whether you have US credit history, a co-signer, or neither, have a path to leasing.

Guarantor

A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and hold a valid Social Security number, with a minimum credit score of 600 and income equal to three times the monthly base rent. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening.

Self-Qualification

Applicants with their own qualifying credit score and income equal to three times the monthly base rent can qualify on their own. Proof of income is required, and applicants must pass the same credit, background, rental history, and income screening.

Security Deposit

Applicants may also qualify by paying a security deposit equal to two months' rent at the time of lease signing.

Guarantor Waiver Program

A third-party guarantor waiver program is available for an additional monthly fee. This option requires no upfront costs and provides instant approval upon verification of student status, and it does not require US credit history or a Social Security number. A passport or visa document is accepted as ID, and leases can be signed remotely, so this pathway works for any qualifying applicant relocating from outside the country or without established US credit.
